Nigeria: The Developments Shaping Land, Property and Investment

October 10–16, 2026

Nigeria’s property and investment landscape remained active during the week, with new developments in Abuja’s luxury real estate market, renewed debate over land use and public infrastructure, and efforts to attract foreign capital. Developments in the Dangote Refinery share offer and the Federal Government’s investment drive also highlighted the opportunities and risks facing investors.
The following five stories focus on developments reported during the requested period, with particular attention to Abuja, land ownership, property development and investment.

Abuja Real Estate & Infrastructure

1. Abuja Set for New 22 Storey Luxury Development

Vanguard reported on October 10 that PromiseLand Estate plans to develop Tri Tower Abuja, a 22 storey mixed use luxury project in the Federal Capital Territory’s Central Business District. The proposed development will combine residential, commercial, hospitality, entertainment and leisure facilities.
The project reflects continued private sector interest in Abuja’s premium property market. For investors, mixed use developments can create opportunities across different property segments, although the project’s eventual performance will depend on financing, approvals, construction and demand.

2. Maitama Land Allocation Raises Questions Over Public Infrastructure

Channels Television reported on October 11 that Amnesty International Nigeria had called on FCT Minister Nyesom Wike and relevant authorities to suspend planned demolitions connected to a disputed development along a utility corridor in Maitama, Abuja.
The organisation said Plot 5334 reportedly accommodates underground stormwater and sewage drainage infrastructure and called for a review of the land allocation, alongside an independent technical assessment. The matter also involves ongoing legal proceedings, and the concerns reported by Amnesty International should not be treated as a final court determination.
The case highlights a critical lesson for Abuja property buyers: land acquisition requires more than confirming ownership documents. Buyers should also establish the approved land use, planning restrictions, infrastructure reservations and any legal disputes affecting a property.

Nigeria’s Investment & Capital Market

3. Dangote Refinery Extends $1.6 Billion IPO Deadline

ARISE News reported on October 13 that Dangote Petroleum Refinery and Petrochemicals had extended its initial public offering deadline from October 13 to October 27, 2026, following strong investor interest. The offer comprises 4.1 billion ordinary shares priced at ₦525 each, with a minimum subscription of 10 shares.
The company said the extension would provide more time for investors across Africa to participate. Proceeds are intended to support the refinery’s expansion in Lagos.
The development highlights growing interest in Nigerian investment opportunities and the importance of understanding share prices, offer terms and investment risks before committing funds. Strong demand for an offer does not guarantee future returns.

Nigeria’s Business & Foreign Investment

4. US Identifies Barriers to Investment in Nigeria

Channels Television reported on October 10 that the United States Department of State’s 2026 Investment Climate Statements identified corruption, insecurity, port delays and electricity shortages as significant obstacles to investment in Nigeria.
The report acknowledged signs of macroeconomic stabilisation but warned that persistent structural challenges continued to affect the business environment.
For property developers and investors, the findings underline the importance of assessing operating costs, security, access to reliable power and regulatory conditions when evaluating projects. These factors can influence construction expenses, business growth and the attractiveness of property investments.

5. Nigeria Courts Investors for $78.5 Billion in Projects

Vanguard reported on October 14 that the Federal Government had presented 65 investment projects requiring a combined $78.5 billion to prospective foreign investors at a forum held alongside the IMF and World Bank Annual Meetings in Bangkok, Thailand.
The projects span energy, transportation, agriculture, manufacturing and other sectors. Energy and transport account for a substantial share of the proposed investment, while the government says it is developing an investment platform to provide prospective investors with project information and facilitate funding decisions.
For Nigeria’s real estate sector, investment in transport, energy and other infrastructure could create opportunities for housing, commercial property, logistics and industrial development. However, the announcement represents proposed investment opportunities, not confirmation that all the projects have secured funding.

What This Means for Property Investors

The week’s developments highlight three important considerations for investors in Abuja and across Nigeria. First, property ownership requires proper verification of title, permitted land use and infrastructure restrictions. Second, investment opportunities should be assessed on their underlying fundamentals rather than popularity alone. Third, infrastructure and a stable business environment remain important to long term property development.
For buyers considering land in Abuja, due diligence should come before payment. For stock market investors, understanding the offer documents and associated risks remains essential
